What is Design/Build?
Having experience with homeowners who have had difficulty in dealing with designers, city officials, trades people and suppliers, our team has found that planning and thinking through the entire process from concept to completion is the best solution for completing a renovation on time and within budget. Using the insight and knowledge we gain from clients in the design phase, we can provide the best experience in the actual construction phase and, ultimately, the best results.
Where do I start if I want to renovate my home?
You start by finding a contractor who you can work with and you can trust in your home for awhile. Make sure you check out the contractor's history and see past projects and many references. Also be sure to make sure the contractor carries the correct insurance and WSIB. Once you narrow it down meet with the contractor and make sure you are comfortable with that person. You will be with them for a long time and want to make sure they have your best interest at heart. You don't want a contractor who looks at your project as just another job. At Shane Renovations, we use our design consultation to do this. We meet with you on site to see if the project is right for both parties and to be sure a relationship can grow. With our 5 year warranty, you will be part of our lives for a long long time!
Do I have to contact the city first before beginning a renovation?
Although it can be intimidating and challenging to do, it's a good idea to know if you are allowed to do the renovation you want. Here at Shane Renovations, we can do that for you. After our design consultation we put together a preliminary package for you. There are varying levels of requirements that we can assist with ; providing plans, a budget and analysis to make sure what you are planning will be allowed.
What can Shane Renovations do for me?
Quite simply- anything and everything to do with your home. We can help with a vision, architectural plans, city variances and permits, budgets, planning, scheduling and renovating your home.
Do you give estimates?
We start with a consultation. We use this meeting to get to know each other and to make sure that the project fits for both of us. Then, we present a preliminary design and budget. We don't ask for payment until the design contract is looked at and accepted.
Why does Shane Renovations need to know my budget right away?
It's easy for designers to create something that might be way out of the budget you had in mind. By doing this, no one wins. We design and build according to your budget. That's why we don't compete on price. We compete on a design based on your budget.
Why do we have to do so much planning?
Planning is important and has a direct impact on the success of your renovation. With the right amount of planning, most of the stress and mistakes will be avoided. It's difficult to have a handful of people in your house every day tearing things down, making a mess, and creating noise. You don't want to have to make fast decisions with all that going on. With the right amount of planning, this can be avoided or at least brought to minimum.
